San Vicente Homeowners Quarterly/Board Meeting Minutes
April 9, 2015

Bob Mann, president, called the meeting to order at 7:00 p.m. The Board Association
Minutes of March 12th, 2015 were read and approved.
Treasurer’s Report: Paul Ortega reported as of March 15th, the checking account balance is $4,733.02. In addition, legal defense fund balance is $19,396.79. Paid membership for 2015 is now 148.
DPG Report: None
Social Committee Report: Mollie Mann reported that the Social Committee has made the Happy Hour a monthly event to be held on the third Thursday of each month. The start time is incorrect in the Voice and should read 5:00. Next Happy Hour is April 16th from 5:00 to 6:30 pm. Attendees are asked to bring an appetizer for 8-12 persons for this event. There is no charge. Spring Brunch on April 26th at 11:00 AM is the Social Committees’ next event. Brunch menu catered by Stanley will include Scrambled Eggs, Bacon/Sausage, Rosemary Potatoes, Cinnamon Rolls, Coffee, Tea, Orange Juice and Champagne! YUM!! $10/Residents $12/Guests (The group that will be attending Pat Biber’s event will be served 1st)
Actions taken by the Board since March 12th meeting:
Old Business:
Dumpster will be made available for large items to be discarded Reminder that spring cleaning will start on Wednesday, April 15 thru Friday, April 24. (If you have furniture or large items that are still useful we suggest that you call Alpha or other organizations that could use the items). There will also be an area for electronic waste and paint to be discarded. No paint thinner nor insecticides can be accepted.
Community West Bank will have a shredding event April 23rd but only between the hours of 11:00 AM to 1:00 PM.
Again, speeding complaints Due to speeding at the intersection of Round Tree and Gatehouse, Miguel and management have decided to put a speed bump at that intersection at such time when they fill in the patches then they will also do the speed bump. In addition, management has stenciled in large letters 10 MPH in several places on the main roads. It remains to be seen how many offenders can read.
Announcement/New Business:
The Board met with Stuart concerning the ramp walkway from the overflow parking at the bottom of the Clubhouse with the result that he is looking into it.
The parking in front of Space #1 for caregivers has been addressed. The Parker family has rented the vacant RV spot for the multiple vehicles.
The Board members still have to schedule appointments with FedEx, UPS and Easy Lift to request that their drivers maintain the 10 MPH speed limit. Ellen Duke will be drafting a form letter for the Boards’ approval and then it will go to Stuart for approval. This form letter could be used to send to the various companies who do business in the park as a reminder that their workers are exceeding the 10 MPH.
There was a lively discussion about the exercise equipment being updated which led to a discussion of unaccompanied children in the exercise room actually doing physical damage to the walls. A suggestion was made that the Board create a sign in sheet to keep track of which machines are being used and the possibility of getting rid of the old ones. Stuart has told the Board about some changes that Management is planning to make also. (Shuffleboard court coming out is one change) Also with a sign in sheet it will be easier to have guests that are not with a resident to be discovered.
A resident wanted to know when their signed copy of the rules etc will be returned and this needs to be asked of Stuart. Some attendees say they already have theirs back.
The main Gate House gate is going to be remodeled and moved. No additional details.
Several complaints that new transmitters are not working very well. The office has a new batch so you can swap yours out if it is not working properly. The Board will address many of these concerns with Stuart.
Ellen Duke reported that our Website needs to be registered to the HOA at a cost of $20. Moved and seconded by the Board. Also the Website seeks articles of interest written by our residents to be turned in and they will post them on our website. [Ed: Free classified ads are also available for your convenience.]
A question was raised about the numerous sand and dirt filled holes on our roads still not patched. That is up to management.
And lastly the bench close to the back gate is broken.
HOA Dues for 2015: Dues for 2015 are due. $40 if you are a first time member or $15 to renew your membership. Please include your email address if the Board doesn’t already have it so news, reminders and monthly minutes can be emailed to you. Just drop at #207 or at the Clubhouse in the HOA box. Please encourage your neighbors to join and support your HOA. (Currently 148 members have already paid their dues.)
Next Board meeting will be May 14th, 2015 at 7 P.M. in the Clubhouse. The meeting was adjourned at 7:55 p.m.
