To All San Vicente Homeowner Residents:

The combined value of the 270 residence units in San Vicente is estimated to be $94,500,000 (270 x $350,000). Issues such as rent control, park rules, capital improvements, the water system, road maintenance, personal conflict with management, park lease negotiations before 2017 and future park management are of significant interest and importance here in San Vicente Mobile Home Park.

The mission of the San Vicente Homeowners’ Association is to have an effective voice in communication with park management and lease holder, Rob Rice, on subjects that affect the common good of San Vicente park residents. As defined in our corporation charter: “…the specific purpose of this corporation is to provide the mobile homeowners of San Vicente an organization that will provide guidance, support and administration for all members in regards to items of mutual interest related to occupancy in San Vicente Mobile Home Park”.

It is very important for all park residence owners to join and participate in the Homeowners’ Association. Strong participation gives our Board of Directors a meaningful voice when they communicate with park management on issues that will affect our well being. The dues are $15 annually, payable January 1st. There is a one time initiation fee for new members of $25.00. If this is your first time your total will be $40. New participants are buying into our legal defense fund of $20,000. Our biggest annual expense is $2300 for liability insurance for the Board of Directors. All Board members give their time and effort and are unpaid volunteers.

The first step for most problems should be to take it up with our park management. Most problems can be handled right away at that level. Homeowners should also feel free to contact the Board via email or fill out the small forms located at the HOA box in the clubhouse if you wish a Board response.

Monthly board meetings will be held on the second Thursday of every month at 7:00 PM in the clubhouse. Association members are invited to attend the meetings and address the Board of Directors on subjects of park business. One annual report will be available to association members, upon request. Other communication will be placed in tubes on your mailboxes and posted on the Association bulletin board at the clubhouse. San Vicente Homeowners Board Meeting Minutes

December 10, 2015

Bob Mann, president, called the meeting to order at 7:00 p.m. The Board Association

Minutes of November 12, 2015 were read and approved

Treasurer’s Report: It was reported that the November checking account balance was $2.738.75 after deducting bank fees of $2.50 leaves a current balance now of $2,736.25. In addition, legal defense fund balance is $19,419.34.

DPG: There are sand bags available on Dump Road if you need them for flooding of your home.

Social Committee Report: Mollie Mann reported that the Christmas dinner has been sold out for over a week with a waiting list of over 20 people. Currently with cancellations 11 of the 20 will be able to attend the dinner.

Also, the Social Committee will be hosting the HOA Membership Drive/Meeting/Dinner on January 14th, 2016. Cost is $5.00, residents only. The menu is Doris’ wonderful chili, Caesar salad, garlic bread, beer, wine or soda with dessert served after the meeting. Checks for the Chili dinner should be made out to SV Social Committee and placed in the Committee’s Box at the Clubhouse. In addition, bring your HOA Dues check at that time. 2016 dues are $15 for residents and $40 if you are a new resident. Dues checks should be made out to SV HOA. Details in the Voice.

In addition, the Social Committee authored and signed a letter to the Sisters of Charity a letter of recommendation for our current Management under Rob Rice.

Old Business:

Bylaws Revisions: The change in Bylaws was discussed. There is some concern of how to get three pages of the old combined with three pages of what has been rewritten plus one ballot to all HOA members. The Board will be consulting by-laws to see what the requirements are.

Announcements/New Business: Ronnie stated that the new Christmas decorations purchased last year by the Social Committee have been stolen. There have been some frequent petty thefts lately at the Clubhouse. Raised the discussion of possible “Nanny cams”

The meeting was adjourned at 7:35 pm.

Next Board meeting will be January 14th at 5:00 for Happy Hour, 5:30 for $5 Chili dinner and meeting at 6:30 in the Clubhouse.

New HOA Email

The new year is almost here. I apologize for not keeping up on the communications. Our email account from gmail started last month bouncing all bulk emails as spam. So we now have a new email. I hope this works.

A reminder that our annual Association Chili dinner will be held at 5:30 on January 14th with our Board meeting starting at a special time of 6:30. Five dollars per resident. Please deposit in the Social Committee Box in the clubhouse. Desert will be served after the HOA meeting.
